Here are a few things to consider over the next couple of months:

  • The spring market has lasted into late June in the last couple of years.
  • This market is and will continue to be a very strong sellers’ market.
  • Bidding wars and bully offers will continue. but not all homes will sell on offer night in a bidding war.
  • Every year, the highest average monthly sale price occurs during the spring market.
  • If you’re selling and don’t have a firm deadline, you probably don’t need to list your home immediately and might be able to list in May.
  • If you’re buying, bear in mind that the number of homes coming on the market will likely decrease as of the end of May. 
  • When you see a property that’s right for you, be fully prepared to move on it.
  • Some sellers get overly optimistic and set their asking price too high. All too often, this strategy backfires and the house sits on the market for too long. At about the same time, it’s not unusual for buyers to get frustrated with the market and experience buyer fatigue. Put these two factors together and you may find a buying opportunity. 

No matter what happens, remember to keep calm and carry on. Everything will work out in the end.
