Spring has finally arrived!
While the last of the colder weather is on its way out, now is your opportunity to get your house ready to list. I hope you find these tips and tricks helpful for getting your house looking its best. They say you only get one first impression, which couldn’t be more true when it comes to bringing prospective buyers through your home.
- From my experience, the most profitable time of the year to sell is typically March through and including June. However, with the current market we are experiencing, all rules have been thrown out of the window, but it is still imperative to correctly time your listing.
- Plan ahead! I cannot stress this enough, as you will want to avoid any surprises and sacrifices by leaving enough time for preparation. Fail to plan is a plan to fail.
- Of course, it goes without saying that having the best agent on your side is paramount. I would love to work for you!
- Ensure your house is ready to go. An easy to follow checklist is provided for you below, or a printable version is available here.
- Have an open and honest discussion with your agent about your game plan for selling. Don’t forget to mention the timing you would like to stick with, as well as any plans in your schedule that could impact your ability to deal with offers.
- Be aware of your competition.
- Vacate your home while showings are happening. This will allow the buyers their privacy while visiting your home with their agent.
- Try to leave your emotions out of it. As difficult as it may be to sell the home you raised your children in, it will be easier for everyone if emotions don’t rule the negotiations.
- Communication is key. What’s the best way to reach you quickly? Establish that critical component early in the game plan.
- Allowing for a public open house gives you the maximum exposure that your house deserves. Plan to leave or be away from the house for a weekend, typically the first weekend the house is listed.
