Two more mistakes new home buyers make:
They think they have a warranty, but they don’t
In Ontario, all new build homes and condos are required to have warranty coverage. However, this mandatory warranty is only required in three provinces: Ontario, BC and Quebec. Live in Alberta? Your builder may simply opt out of coverage, leaving you in big trouble should anything go wrong with your home. Get your new home warranty in writing, and make sure your builder is a new home builder with a provincial regulator. This information is easily found online. Be especially wary of loft and condo conversions. If they take an existing structure and build residential units inside, often new-build warranties will not be applicable.
They’re not speedy with their warranty claims
So you’ve moved into your new home and spent a lovely winter getting tucked in, when you suddenly start to see major wear and tear on your home, like cracks and other issues. This is covered by your warranty though, so no problem right? Although thats true, it’s usually a lot of pestering to get the contractors out to fix your problems. Be diligent! Make sure that you keep following up until the job gets done. The last thing you want is to delay and let your warranty expire. Ensure that you have a claim in your hand at least five days before the deadline. Not unlike your vehicle, you should also keep up to date with all the maintenance you’re responsible for (air filters etc.) so the warranty remains valid.
